City of Lake Mary or Seminole County?
Inside city limits, the City of Lake Mary’s Building Division reviews permits and performs inspections. Unincorporated addresses that share a Lake Mary ZIP code, including Heathrow, are handled by Seminole County’s building division instead. The requirements are similar in spirit but the portals, submittals and inspectors differ, so it’s worth confirming before anything is drawn.
Architectural review comes first
In gated and master-planned communities, the architectural review board typically weighs in before the building department. Boards commonly look at:
- Frame color, and whether it must match window frames or trim
- Screen color, and whether privacy screen is allowed
- Roof shape and overall height relative to the house
- Visibility from the street, golf course or neighboring lots
We can prepare the drawings and color information a board usually asks for. Build the review time into your plans; it is often the longest step before a permit.
Two-story homes and where the enclosure attaches
If your home is two stories, the enclosure usually attaches along a first-floor roof edge, with second-floor windows above it. The attachment point sets the enclosure’s height and roof pitch, and it has to leave room for those windows and for water shedding off the roof above. We work that out at the site review, and the roof shape comparison shows how different profiles meet a house.
Keeping an existing enclosure in shape
Lovebug flights in spring and late summer, pollen and summer storms all leave their mark on screen. Gentle rinsing, early panel repairs and a working door closer go a long way toward postponing a full rescreen.
